No parking on grass or lawn at any time. • Quiet Hours: 10:00 PM – 8:00 AM. Outdoor spaces must remain peaceful during these hours. No parties or unauthorized events. • Strict No-Pet & No-Smoking Policy: 100% smoke/vape-free and pet-free environment to guarantee a hypoallergenic space for all guests. COMMUNICATION Owner-operated with support via Airbnb Messenger daily from 8:00 AM to 8:00 PM EST.

COMMUNITY STANDARDS & QUIET OASIS POLICY Our home is located in a peaceful, established residential community. To maintain our excellent relationships with our neighbors, we strictly enforce the following guidelines: Quiet Hours: From 10:00 PM to 8:00 AM daily, the outdoor pool and lanai areas must remain at a low, respectful volume. Amplified outdoor music, shouting, or vulgar language is not tolerated. Normal residential noise levels apply during the day. No Parties or Events: This is strictly a non-party home. Unauthorized large gatherings, excess cars, or noise disturbances will result in immediate lease termination, guest eviction without a refund, and a $500 eviction and administrative fee. PROPERTY RULES & COMPLIANCE Occupancy & Parking: The property accommodates a maximum of 8 guests including children. On-site parking is limited to a maximum of 3 vehicles. Parking on the grass or lawn is strictly prohibited at all times. Pet-Free Property: To ensure a hypoallergenic environment and protect our premium linens, we are strictly unable to host pets. Bringing an unauthorized animal onto the property will result in an immediate $500 specialized deep-cleaning and restoration fee. Smoke-Free Environment: Smoking and vaping are strictly prohibited anywhere inside the home, lanai or inside the garage. Drug-Free Property: Any illegal drug use or smoking on the premises (including medical marijuana) is prohibited. ARRIVAL & DEPARTURE Turnover & Cleaning: Standard check-in and check-out times are strictly observed so our cleaning team has the full window required to prepare the home to our 5-star cleanliness standards. Early arrivals or late departures cannot be guaranteed or authorized in advance.
